We live in Breakaway Bays Manufactured Home Park. This is the only park that allows children (without going to Newton or Aldergrove). There is a large recroom with shuffle board, games and a new library. There is an outdoor pool for residents use. Across from my house is a community hall, which is booked for free for use for birthday parties, showers and family get togethers.
With my home, we do not own the land the house is on, just the home. As such, we pay pad rental to Breakaway Bays which includes electricity, garbage etc. We do have a gas furnace, which was used for the very first time ever this year. The furnace was installed when the house was built in 1990 - but portable electric heaters were the only source of heat ever used here (as such the heating costs were included with pad rental). The cost to run and heat the hot tub is also included!

We have a mortgage through the Bank of Montreal. They required 5% down. At 6% interest, over 25 years, loan payments are $911/month. Property taxes for our house are $400/year, which isn't bad. So you are looking at a TOTAL OF $1612/month, for our three bedroom, which could be four bedrooms home. The ONLY extra costs are phone and cable and internet! Small pets are allowed, the park says limit of one cat or one small dog.
I am not sure if you are familiar with the White Rock South Surrey Area. I have attached a map outlining where my house is in relation to the two schools and the mall. The address is 1840 - 160 Street, Surrey. I commute to Richmond every day and it takes 25 minutes. My house is 8 blocks from Highway 99 entrance, and I take the freeway through the tunnel.
Semiahmoo Shopping Centre is at the corner of 152 Street and 16 Avenue. Our house is at 160 Street and 16 Avenue - so eight blocks away. My kids are in grade 3 and grade 9 and both are within a ten minute walk (they walk every day). There are two corner stores within two blocks, with movie stores a barber and lovely restraunt attached to them also. Gas station is three blocks away. Home Depot, Walmart, Safeway, London Drugs etc. are all six blocks away.
